Everytime when I enter to towns,maps and pvp arenas I get laggy like 18k-22k ping then later on I wait 5 mins then the ping goes like 250-300 ping...

ok get on topic, lag can occur when the game is handling to many activities or your device cant just handle the arlor party.

Try turning off your guild chat. Helps a lot with the ping.

probably ur speed is below 100KB/s and ur guild is big (500+)
