Difference between Jarl House Deeds and regular Deeds?

I noticed that the housing deeds that drop from Jarl appear to be different than the regular ones. I see that the asking price in the auction for the Jarl deeds are more. Is there a reason? Are the Jarl houses different or do they include some sort of upgrade or styling difference?

Probably price is higher bcs people think its better than the regural one due to "mythic" name
